Charlotte’s Housing Market: The Frenzy Is Over (and I’m Not Mad About It)

The market finally took a breath and it’s the best thing to happen to Charlotte real estate in years.

Prices Aren’t Dropping. They’re Just Done With Drama!

Charlotte’s median sale price in September 2025 hit $415,000 (+2.5 % YoY)
Across the broader Charlotte Region, the median was $395,000 (+3.4 %)

So no crash here just a slow, steady climb. Charlotte’s market is acting like what it truly is: one of the strongest, most stable housing markets in North Carolina.

Inventory Is Up (and That’s Great News for Buyers)

September brought:

  • 4,993 new listings (+5.3 %)

  • 12,251 homes for sale (+26.5 %)

  • 10,131 active listings (1-year high)

For the first time in a while buyers have choices again.
And sellers? You’ll need pricing strategy, marketing muscle, and professional guidance to stand out in this new wave of inventory.

Homes Are Taking Their Time (and That’s OK)

The average home now spends 60 days on market, up a week from last year.  According to Canopy MLS, days until sale = 39 (+34 %).

That means showings, second showings, and real decisions are back. No more “blink and it’s gone.

Sellers Still Have the Edge.  But Buyers Finally Have a Voice

  • Sale-to-List Price = 98.4 %

  • Percent of Original List Price Received = 96 %

So yes, negotiation is back, but Charlotte still leans slightly seller-friendly. If your home is priced right, staged beautifully, and marketed strategically, it’ll sell.

Rates, Sales & Real Demand

Mortgage rates eased to 6.3 % in September, sparking more movement.
959 homes sold.  Up 3.6 % from last year.  Proof that buyers are adapting and still chasing lifestyle, schools, and location over waiting for mythical “perfect” rates.

What This Market Feels Like

Balanced. Sellers are realistic, buyers are confident, and investors are quietly securing long-term holds across Mecklenburg, Iredell, and Cabarrus Counties.
