It’s a fair question and one I’m getting a lot lately. The answer? It depends on your timeline, your home's condition, and your goals. But one thing is clear: Waiting isn’t always better.

Let’s break down the pros and cons of selling now vs waiting and help you make the right move.


Reason #1 to Sell Now: Less Competition = More Eyes on Your Home

Spring is when everyone lists.

Fall and winter? Less inventory means your home gets more attention especially if it's priced right and shows well.

And serious buyers? They’re still out there they just have fewer homes to choose from.

Reason #2: Buyers Are Motivated to Close Before Year-End

Between job relocations, school calendar changes, and tax planning, a lot of buyers are working on tight timelines right now.

That means:

  • Faster closings

  • Less window shopping

  • More serious offers

Reason #3: End-of-Year Tax Perks Can Motivate Both Sides

Buyers may want to close before December 31 to claim:

  • Mortgage interest deductions

  • Property tax write-offs

  • Closing cost credits

And sellers may benefit from capital gains strategies (consult your CPA for that).

Reason #4: You Can Sell Now—and Buy Smart Before Spring Surge

If you're selling and buying in the same market, listing now lets you:

  • Sell with less competition

  • Buy before prices and competition pick up again in spring

  • Time your move around the holidays, job starts, or lease ends

But What If My Home Isn’t “Ready” Yet?

That’s okay there’s still time. Even small tweaks like:

  • Fresh mulch and power washing

  • Decluttering and deep cleaning

  • Swapping out light fixtures or hardware
